Maisonettes of 2 & 3 bedrooms
Riverside Terraces is one of our current projects located in a quiet
and upmarket area of Potamos Germasogeias in Menelaou Street. It
is just 5 minutes walk from the seaside and the tourist area with
its nightlife, restaurants and hotels but at the same time away
from noise pollution.
The project comprises of 18 maisonettes, 11 of which are 2 bedrooms
and 7 of which are 3 bedrooms with all modern conveniences and style.
Designed to ensure all the luxury and comfort required with spacious
common areas, modern kitchens, and en-suite bedrooms. In addition
the project consists of a large common landscaped garden and parking
facilities include spaces for disabled persons. The attention to
quality and architectural design provides the buyer with the opportunity
to feel at home by decorating it internally with freedom and personal
taste to reflect his own personal life style.
The project has an easy access to/from Larnaca and Paphos airports
and surrounding towns including the mountainous resorts of Saittas,
Platres, and Troodos
TECHNICAL SPECIFICATIONS
MAIN STRUCTURE:
Anti-seismic construction with reinforced concrete slabs, frame
beams, and columns in accordance with the Cyprus Seismic Code.
WALLS:
Double cavity bricks – All external walls are 20cm thick and
the internal walls 10cm thick.
WALL FINISHES:
External walls: one coat of premixed plaster and finished with acrylic
decorative “Grafiato” coating.
Internal walls: one coat of premixed plaster, one layer of finishing
plaster and 3 coats of emulsion paint.
CEILING FINISHES:
All ceilings are of fair-face concrete treated with two coats of
spatula and three coats of white emulsion paint except WCs where
acrylic paint is used.
FLOOR FINISHES:
The floors in the sitting – dinning rooms, kitchens and corridors
will be covered with top quality tiles. In the bathrooms, WCs and
verandas with top quality ceramic tiles, and in the bedrooms with
laminated wooden floors (parquet).
WALL COVERINGS:
Porcelain tiles will cover the bathroom walls up to the window lintel
height, and in the kitchen walls in between the cupboards. The areas
above tiles in the bathrooms will be finished with three coats of
acrylic based paint.
SANITARY WARE AND FIXTURE:
All bathrooms and WCs are fitted with quality sanitary ware and
fixtures from well-known brand. All essential accessories are installed
(mirror, toilet paper holder, towel holders).
WOODWORK:
The entrance doors of the maisonettes shall be made of solid Beech
wood or equivalent quality.
Internal doors shall be with beech or oak finishes. The doors, closets
and kitchen cupboards shall be with beech or oak finishes.
ALUMINIUM FRAMES / GLAZING:
External patio doors shall be sliding, of coloured aluminium. All
sections shall be double-glazed with tinted and clear glass for
perfect heat and sound insulation.
All external openings shall be fitted with sliding fly-screens.
ELECTRICAL & TELEPHONE INSTALLATION:
Strictly following EACs and CYTA’s regulations and according
to the architectural plans with special care taken to equip the
maisonettes throughout with convenient power outlets and lighting
points for ample lighting in all rooms, with telephone outlets and
TV connections. In addition, the following are also installed:
- TV Central Aerial system
- Video Entry Phone and electric bell
- Lighting & exterior garden lighting accessories
- Sensor for the parking space entrances
- Controlled washing machine and refrigerator sockets
SOLAR HEATING:
Solar heaters will be installed for every apartment.
LIGHTENING RODS:
All maisonettes will be protected with Lightening rods.
CENTRAL HEATING & AIR CONDITIONING:
Provision for electric storage heating system for each maisonette.
Provision for the installation of split type air conditioner units
in all bedrooms, kitchen and living room.
OTHER PROVISIONS:
Additional provisions are made for Alarm System, Satellite TV and
LTV, Water Pressure Pump System, and Hot Water Re-Circulation System. |
